New Delhi: Once dismissed as a dusty periphery on the outskirts of Delhi-NCR, the Dwarka Expressway has transformed so dramatically that it now stands as one of the most sought-after real estate corridors in India. Over the past 14 years, what was once a neglected tract has become a magnet for end-users and investors, thanks to a combination of strategic location, sustained infrastructure growth, and sharp capital appreciation.

In the last four to five years alone, property prices along the corridor have more than doubled. Data from real estate analytics firm PropEquity reveals that average rates surged from Rs 9,434 per square foot in 2020 to Rs 18,668 in 2024. During the same period, nearly 16,000 housing units were launched, and remarkably, over 16,500 were sold, highlighting soaring demand and a steadily depleting inventory.

Neighbourhoods like Sectors 113, 37D, 106, 111, and 103 have become the epicentres of this boom, accounting for a staggering 74 per cent of all residential supply along the stretch in the past five years.

Explosive growth led by connectivity along Dwarka Expressway

Much of this explosive growth is down to one factor, that is connectivity. The expressway offers smooth, signal-free passage between Delhi and Gurugram, helping ease pressure on the heavily clogged Delhi-Gurugram Expressway. A direct link to the Indira Gandhi International Airport via NH-48 and a planned tunnel from Vasant Kunj further underscore its logistical advantage.

“Dwarka Expressway is a live case study in how infrastructure can redefine real estate dynamics,” said Vikas Dua, Director at Chintamanis. “The surge in unit sales over the years reflects its clear evolution from a peripheral market to the most dynamic growth engine within Gurugram, and arguably the entire Delhi-NCR region.”

Elevated corridor from AIIMS to IGI Airport to decongest key stretches in Delhi

Looking ahead, the Centre’s ambitious 20-kilometre elevated corridor, set to run from AIIMS to Gurugram and the airport is expected to further decongest key southern stretches of Delhi. The corridor also stands to benefit from the upcoming Delhi Metro Phase IV expansion and the Regional Rapid Transit System (RRTS), strengthening its credentials as a model for sustainable, future-ready urban development.

Real estate experts say the shift didn’t happen by chance, it is a textbook example of what strategic infrastructure investment can achieve.

Saurabh Saharan, Group Managing Director of HCBS Developments, echoed the sentiment, saying: “Dwarka Expressway has turned into a performance-driven market that’s delivering consistent capital appreciation. Its strategic connectivity, especially to the Delhi-Mumbai Expressway and IGI Airport, has added to its appeal among both investors and end-users.”

Luxury housing segment also booming!

The luxury housing segment, in particular, is booming. Increasingly, buyers, especially NRIs and high-net-worth individuals are putting quality of life at the forefront. Spacious layouts, privacy, and long-term value are top priorities, and the expressway’s upscale projects are rising to meet this demand.

“The rise of the Dwarka Expressway has altered Gurugram’s real estate landscape,” said Ishaan Singh, Director at AIPL. “With projects like the tunnel and Manesar expressway underway, Dwarka is poised to emerge as an even more sought-after destination.”

Homebuyers today are no longer swayed by location alone, lifestyle is now just as crucial. According to industry watchers, the Dwarka Expressway has managed to tick both boxes.
