The pace of increase in average house prices in the residential market of Delhi-NCR was very slow last year and it increased by only six percent. Earlier, house prices in the area had jumped by 49 percent in 2024. According to the data of real estate advisory company 'Proptiger', this slowdown in prices has been seen due to slowdown in demand for residential properties. Data from PropTiger, recently acquired by listed company Aurum Proptech, shows that the annual growth of average house prices in the top eight cities of the country is likely to decline to six per cent in 2025. In the year 2024, these rates were increased by 17 percent.
According to the data, during the last year the average prices increased by a maximum of 13 percent. Bengaluru saw the highest increase of 13 percent, while prices remained almost stable in Chennai. Omkar Shetye, executive director of Aurum Proptech, said that overall, the strength in prices coupled with the decline in sales volumes reflects a disciplined and supply-balanced market. Here developers maintained pricing integrity and better management of unsold homes (inventory), leading to a stable price base for 2026.
Ramji Subramaniam, managing director of Sowparnika Projects, said this strong double-digit price growth in Bengaluru underlines the sustainability (resilience) of the city's market and its global attractiveness. He said that being the AI and technology capital of the country, Bengaluru continues to attract genuine buyers, global investors and the growing migrant workforce. Naveen Dhanuka, director of ArisUnitern, said prices in Bengaluru's housing market were largely driven by demand from actual buyers (end-users).
He said continued job creation in the technology sector and the GCC, continued immigration and infrastructure improvements have sustained demand. Lalit Parihar, managing director of real estate company IG Group, said that despite single-digit increase in prices, Ahmedabad remains an affordable housing market. He said that due to economic activities, demand remains strong in major cities of Gujarat including Dholera.
