Real Estate Investment:Nowadays, people prefer to invest for their future. In the case of residential property, a flat worth Rs 50 lakh can generally expect a monthly rental income of Rs 15,000 to Rs 20,000. In contrast, commercial properties such as shops or offices have the potential to yield double to triple this; But, it also involves more of both investment and risk.
In terms of returns, commercial properties typically yield returns of 6% to 10%.
In contrast, returns from residential properties are generally between 2% to 4%.
The implication is quite clear: more income from commercial properties; But, choosing the right location and high quality property is very important.
In the case of residential properties, tenants are found quickly and easily; As a result, income remains stable.
Business assets, however, depend on business turnover; Hence, shops or offices may remain vacant during economic downturns.
In the case of older properties, maintenance costs can be significantly higher.
In case of new projects, project completion may be delayed; Also, there may be regulatory hurdles or the risk that returns may be lower than promises.
Keep in mind that a thorough background check of both the developer and the project is essential before making any investment.
Invest in tier-2 cities or developing areas instead of chasing strategic locations with limited budget. Property here is more affordable and has great potential for future development.
Commercial Property: Higher returns, but higher risk.
Residential Property: Lower returns, but more stable and secure.
For a first-time investor, the final decision ultimately depends on their budget, risk appetite and how actively they want to manage their investments.
